Why can't I negotiate the price with my builder?

The issue is normally around bank valuations.  If one property sells for less than others in the same estate, the valuers will devalue all properties in the estate.  The builders are all "price point" builders, so that would be disastrous to them. 

 

What's a price point builder?

These are well established investment quality builders.  Their business model is to find the "price point"  where they remain profitable, you receive value for money, a tenant can afford it, and the bank will loan you the money.   

 

Why does land registration take so long? 

There are lots of reasons, and it is always wise to allow for delays.  The good news is:  Until the land registers you have put very little money into the project.   However - you are gaining the value of capital growth during this time.   One recent client who had to wait a couple of months said "$1000 down earned me $20,000".       

 

If your service is "free",  how do you get paid?

Everything product for sale includes a marketing budget.     If we introduce you to a builder they pay us from their marketing budget.  They appreciate what we do because they have confidence that their customer is well informed,  likely to meet finance requirements,  genuine and will not slow them down because of uncertainty or hesitation.     

We do not take any payments or referral fees from finance brokers, letting agents, or other professional service providers.

The finance broker will be paid by the bank - so nothing there.
